(Kaieteur News) – Guyana’s booming economy continues to attract foreign investment, with a Chinese-backed joint venture moving to develop a high-end gated residential community on a nine-acre property at Providence, East Bank Demerara.
According to a Project Summary submitted to the Environmental Protection Agency (EPA), the project is to be developed by a joint venture- New Sea International Inc., the landowner, and G Homes Office Condominium Inc., the financial and construction partner.
The document explains, “The proposed development includes six mid-rise apartment buildings, comprising 121 residential units, each supported by modern utilities, on-site water and wastewater management systems, landscaped public spaces, and 128 vehicle parking spaces.”
The gated community will be developed on Parcel 2438, Block Providence, offering modern housing solutions designed to international standards.
Kaieteur News understands that New Sea International Inc., a registered entity within Guyana holds the title to the lands while G Homes will not only support the project financially, but offer technical expertise and construction management.
The joint venture informed the EPA that all necessary legal permissions, building permits, and environmental authorizations have either been obtained or are currently being applied for. According to the developers, “Guyana’s urban centers are experiencing rapid growth driven by economic expansion, demographic shifts, and foreign investment. The Providence City Development responds to an urgent demand for secure, high-quality residential accommodation suitable for professionals, expatriates, and upper-middle-income households.”
The companies informed the regulator that the Project Site is relatively flat, with a gentle slope toward local drainage channels that eventually discharge into the Demerara River. Further, the land is bordered by existing residential developments and access roads, providing favorable connectivity for construction and service provision. It is presently free from significant vegetation or ecological constraints, as the land was previously cleared and graded.
Providence City will be built with reinforced concrete and steel framing to meet structural standards. Upon completion, the gated community will boast a clubhouse, guardhouse, water treatment and generator rooms, and landscaped green spaces covering approximately 37,759.76 square feet.
Further the Project Summary states that the buildings will each be equipped with four elevators and two staircases to meet accessibility and fire safety standards. “Each structure will contain a mixture of one-, two-, and three-bedroom apartment units designed to meet diverse housing demands. Architectural plans provide for spacious living areas, private balconies, and efficient natural lighting and ventilation. The enclosed design ensures safety and promotes social interaction among residents through shared open spaces, internal roads, and pedestrian walkways,” the document added.
Security at the facility promises to be top-tier with 24-hour surveillance and digital access control. All vehicular entries will be recorded through an automated barrier system linked to a centralized management server. Pedestrian entry will be facilitated through card-access gates, and visitors will be required to register upon entry. According to the developers, “The project’s design emphasizes a closed-loop security system in which both vehicular and pedestrian access are monitored to ensure residents’ safety.”
Underground parking will be available for the community to be powered by the Guyana Power and Light Inc. (GPL), with a backup power system to be installed.
Construction activities are likely to be executed in multiple phases over an estimated period of 24 to 30 months. About 150 persons will be employed during the construction period. The developers have signaled their intention to support local content with permanent employment to be provided during the operation stage.
