Kaieteur News- Among the planned infrastructure developments to take place in Region Three is a one of a kind five-storey hotel and theme park, already under construction.
The developer, Krishna Persaud has submitted a Project Summary to the Environmental Protection Agency (EPA), seeking approval for the hotel in Middlesex Village, Canal Number Two Polder, West Bank Demerara.
According to the document seen by this publication, Persaud has already secured some of the key regulatory approvals; and is currently actively engaged in the phased development of the proposed multi-purpose facility.
The plan includes the construction of a five storey Skyline Plaza Hotel, featuring 59 rooms, inclusive of self-contained suites; one luxurious presidential suite; eight deluxe suites; a conference hall with rooftop deck; contemporary bar with poolside amenities for fine dining; a restaurant; tennis court; gym; massage parlour; two movie theatres; pool and water park slides area; a theme park; recreational park as well as a garden and petting zoo.
The proposed project will be developed on a 37.8143 acres-plot and is expected to cost US$12.7 million. There was no clear indication of how many persons will be employed during the operation of the facility once completed. Construction of all the proposed project components is expected to last between eight to 10 years.
The Project Summary explained, “Phase one, which has already begun, involves the construction and subsequent operation of a stylish five storey 59 room hotel with restaurant and a strip mall with associated parking lot facilities.”
Meanwhile, Phase two which is expected to follow will see the construction of a Wave Pool and the installation of water park slides. The wave pool which will be located aback the hotel will be 200 feet by 30 feet. This pool will be equipped with a compression jet system to create artificial waves similar to those in the ocean. This area which will have a bar and entertainment systems will be equipped with lounge chairs.
Phase three will see the construction and subsequent operation of a theme park. The proposed theme park would be featured with exciting rides, snack and confectionery bars and a movie theatre. The theme park would be some 15,000 square foot surrounding a fountain pond to enhance its aesthetic.
Finally, phase four will see the construction and operation of a recreational park, garden and petting zoo and the conclusion of all landscaping works.
While the business plans to have electricity supplied by the Guyana Power and Light (GPL), it said a backup electrical supply will be installed.
The EPA issued a Notice to the Public, dated February 19, 2025 indicating that it has determined the project will not significantly affect the environment, and is therefore exempt from the requirement to conduct an Environmental Impact Assessment (EIA).
